Property Condition Assessments

A property condition assessment is used to determine whether a facility’s current conditions may have a significant detrimental impact on its continued operation, lend to depreciated property value or create an ongoing maintenance issue as a result of materials and/or system defects.
Our typical assessment includes a thorough site evaluation, interviews with personnel and tenants, inquiries to the local building and zoning departments, and a review of available client-provided construction documents such as plans and specifications. Upon request, we will also perform a detailed roof assessment, lead, mold or asbestos consulting, water and air infiltration testing, and a number of qualitative evaluation services such as infrared thermography.
In addition, with forensic investigation as one of our core service lines, we have a unique perspective for design, design review, condition assessments, building management and on-site quality assurance of building systems. This perspective allows us to identify and solve issues during the design and construction phase and ultimately saves all parties time and money.
